Why Arden walls fail — and what that means for yours
Arden sits on the southern edge of Buncombe County, where the Blue Ridge foothills break into rolling ridges and creek valleys. The soils here are heavy red clay that swells when wet and shrinks when dry, and the slopes — off Glenn Bridge Road near Jackson Park, and the ridges above Hendersonville Road — move more than flatland neighborhoods ever do. That movement is what kills retaining walls.
The failure pattern is almost always the same: a wall built without crushed stone base, without drainage aggregate behind it, and without a proper footer heaves over three or four winters. The clay behind the wall saturates, freezes, expands, and pushes the base outward. You see the lean, the bulge, or the stair-step crack in the block long before the wall actually lets go. The NC building code, enforced through International Code Council standards adopted by North Carolina, treats walls over four feet as engineered structures — the soil pressure math is not optional at that height.

A bid that assumes a foot of topsoil removal before you hit competent soil is going to be wrong. Water is the real structural enemy

First, ask if the crew digs a proper footer.
